How is the Real Estate Market in Sierrafield? November 2022 Report

How is the real estate market doing? How much is your condo in Sierrafield worth?

The Spica Real Estate team provides a monthly video update to any interested Sierrafield owners about condo prices in Sierrafield. 

Here are some highlights from this month’s update (and the full video is below!):

What is the real estate market like in Sierrafield right now?  Here is the November 2022 Market update from the Spica Real Estate team:

  • 1219 Yuma Ridge is now pending. It is likely to sell at or above asking price.
  • The next few on your list on Sand Springs are all the new construction condos we have going up. These are two of the last three buildings there in the Greens. Two of those (1270 & 1272) have three-stall garages. It can be pretty rare to find a condo with a three-stall garage. These are most likely to sell pretty quickly once they get closer to being finished.
  • 7398 Cactus Cove and 7368 Sierrafield Drive. These are exactly the same floor plan. One is an interior unit and one is an end unit. End units tend to sell for a little bit more than an interior unit.
  • 7358 Rock Canyon and 7397 Cactus Cove both sold for less than asking price. These are good indicators of what we’re seeing in the market. You’ll notice that the condo on Sierrafield Ct sold for more than asking price. So we are still seeing above asking price offers, but we are starting to see below asking price offers as well.
  • This is a good indicator of a “shifting market”. This means we have to be sensitive when it comes to pricing and marketing strategy.
