The outdoor environment can add the most value to your home without adding to the bill.   Sellers can make simple and often cost friendly changes to increase the selling appeal and price of the home.  One of these ways is by the addition of a deck.  Decking systems ,whether wood or composite (Ultradeck is a product we use here at Sierrafield), can not only make the illusion of extended space when placed off the right room in the house, but they are often popular for entertainment and recreation purposes.  Whether wood or composite, a seller is likely to find a good return on their money.  Wood decking will fetch a slightly higher return because it is usually cheaper to install, but both versions will average a 55-60% return locally.
